Audio Billionaire? Ochacho Homes Gifts Content Creator Peller N400 Million House Yet Owes Debt That Leads To Death

In the glare of social media lights and celebrity applause, real estate entrepreneur Mohammed Adah, popularly known as King Ochacho, stood before guests at the Lagos wedding of TikTok star Habeeb Hamzat, better known as Peller, and his bride Elizabeth Amadou, called Jarvis, and announced a gift of a brand-new mansion in Abuja valued at four hundred million naira. 

The property, he said, sits in the Life Camp area near his own Palace 7 compound. Days later, during a TikTok livestream, Ochacho dismissed the sum as insignificant, declaring that four hundred million naira is no money at all, merely the equivalent of four hundred naira in the world of Ice King, Money Man and Ochacho Real Estate. He promised even larger gifts to come, insisting the house would be the smallest present he would ever give the young content creator. The announcement generated widespread applause and viral coverage, reinforcing the image of a free-spending Abuja property mogul who moves easily among Nigeria’s social media elite.

Yet the same week that the mansion gift dominated timelines, older and more painful stories continued to surface about Ochacho Real Homes and its founder. One of the most detailed public accusations comes from a man named Nosakhare Uzamere, also referred to as Nosbee Uzams, of Port Harcourt. According to documents and a detailed account circulated by activist and commentator Ivan Eagle Lawson, Uzamere purchased a three-hundred-square-metre plot designated for a four-bedroom semi-detached duplex with a room bq at Ochacho Real Homes Estate in Idu-Sabo, Abuja, in May 2017.

 A formal letter of allocation dated 19 May 2017, signed by King Mohammed Usman Adah as Managing Director and Chief Executive Officer, confirms the transaction. The letter states that upon full payment and submission of an application form, the company allocated Plot SD101B at a price of three million seven hundred and fifty thousand naira under the Mass Housing Programme, and promised accompanying title documents including a Deed of Assignment and Irrevocable Power of Attorney.

Years later, when Uzamere sought to resell the land to raise funds for his ailing mother’s medical treatment and his daughter’s university education, the company, according to the account, reclaimed or obstructed the property. Over a period of two years the buyer received only two million naira in total from Ochacho’s side and was allegedly told to move on or face consequences. 

The land’s market value had risen significantly by then, estimated by the complainant at over eighteen million naira. Without the full proceeds, Uzamere’s mother eventually died from her illness and his daughter lost the chance to enrol in her preferred course at university. Lawson has publicly challenged Ochacho and his assistant, identified only as Mr Nasir, to deny knowledge of the Port Harcourt buyer, and has posted the original allocation letter as evidence. He states that neither the company nor any law-enforcement agency has contacted the victim to resolve the matter since the allegation was made public.

This individual claim sits against a broader pattern of regulatory intervention. In May 2026 the Federal Competition and Consumer Protection Commission sealed the premises of Ochacho Group Worldwide, owners of Ochacho Real Homes, at its Lifecamp extension location in Abuja. 

Officials of the Commission explained that the action followed repeated complaints from subscribers who had paid in full for properties that were never delivered, some waiting more than three years. Formal compliance notices had been issued as early as June 2025 directing the company to hand over housing units or make refunds. When those directives were not obeyed, the Commission invoked its powers under the Federal Competition and Consumer Protection Act and locked the offices. A similar sealing was carried out against another Abuja developer on the same day. Commission officials emphasised that the measures formed part of an ongoing effort to curb what they described as exploitative practices in the real-estate sector.

Earlier investigative reporting had already highlighted individual cases of delayed delivery and unpaid refunds. In one documented instance from 2023, a buyer who paid tens of millions of naira for duplexes later withdrew from a second purchase after dissatisfaction with construction progress and spent years pursuing a five-million-naira deposit refund that remained outstanding. Ochacho Real Homes has continued to promote large-scale estates, luxury apartments and public acts of generosity, including cash and vehicle giveaways and high-profile associations with entertainers. 

The founder, born in 1977 and originally from the Otukpo area of Benue State, presents himself as a self-made property investor whose group spans real estate, hospitality and other ventures. Traditional titles and community projects in his home region form part of the public narrative. Critics, however, argue that the flashy livestream gifts and celebrity endorsements function as packaging designed to attract new buyers while unresolved complaints from earlier clients remain unaddressed.

The contrast is stark. On one side stands the public image of a man who can casually hand over a four-hundred-million-naira house and describe it as small money. On the other side stand documented regulatory sealings for non-delivery of paid properties, years-old refund disputes, and the specific allegation that a family’s attempt to realise the value of a 2017 land purchase ended in unpaid balances, a mother’s death and a daughter’s lost educational opportunity. 

Ochacho has not issued a detailed public response to the Uzamere case in the materials examined. His recent livestreams continue to emphasise future largesse and the boundless resources of his enterprise. 

For those who have followed the complaints, the question remains whether the spectacle of high-value gifts to popular content creators can coexist indefinitely with the quieter claims of buyers who say they are still waiting for what they paid for, sometimes at the cost of life-altering hardship.
